Financial and Legal Priorities
 
  • Each October, board members are presented with a draft budget for review, revision and approval based on the previous 12 months of actual expenses
  • As a service to our communities, CCM collects assessments through a bank lock box, providing available funds quickly and securely
  • Deposits are made into a specific association account for your community and are never merged with other funds
  • All contract service payments are based on your approved budget and are never paid without your boards consent
  • CCM provides thorough financial statements by the 15th of each month
  • CCM assists in preparing for and conducting any necessary financial reserve studies for your community, ensuring that all project costs—from a clubhouse renovation to private road enhancements —are planned and predetermined for your community’s budget
  • Homeowner fees are strictly enforced, always billed according to your community documents and are never dictated by us
  • CCM coordinates all legal issues through the association’s attorney
